A historic, tree-canopied Sacramento County community centered on Fair Oaks Village, with some of the oldest housing stock in the region along the American River.
Fair Oaks is an unincorporated Sacramento County community that dates back to a turn-of-the-century agricultural colony, and its historic core — Fair Oaks Village — still carries that character with independent shops, restaurants, and community events centered around Fair Oaks Park. It's known for a heavy oak-tree canopy and larger, older lots compared to most of the surrounding suburbs.
The housing stock is a mix of early-20th-century homes near the Village and mid-century ranch homes further out, generally on bigger parcels than newer subdivisions in Folsom or Roseville offer at similar price points. Some pockets carry small acreage or horse property, similar to neighboring Orangevale, and HOAs are uncommon outside of a handful of newer infill developments.
Fair Oaks sits along the American River Parkway with direct trail access, and its central location gives residents a reasonably short drive to Folsom, Sacramento, or Roseville — a draw for buyers who want an established, walkable village feel without leaving the Sacramento suburbs.
