Natoma Station

A Folsom neighborhood north of Highway 50, walkable to the Folsom light rail station and the American River bike trail, with mostly 1990s single-family homes.

Natoma Station sits between Folsom Boulevard and Lake Natoma on the north side of Highway 50, and it's one of the more affordable ways into Folsom Cordova Unified schools. Most homes were built in the 1990s on standard suburban lots — single-family with attached garages, a step up in scale from the earlier Historic District homes but smaller and newer than what's typical in Empire Ranch or Folsom Ranch.

The neighborhood's biggest practical advantage is location: it's walkable to the Folsom light rail station, giving residents a direct transit option into downtown Sacramento, and it connects straight onto the American River bike trail system. HOAs are uncommon here compared to Folsom's newer developments south of the highway.

Because it's one of Folsom's older, more established neighborhoods, buyers here are typically trading a bit of home age for a lower price point, transit access, and proximity to Lake Natoma — a common comparison against Empire Ranch or the newer Folsom Ranch construction.
