Orangevale

An unincorporated Sacramento County community known for larger parcels, horse property, and an older, established housing stock along the American River.

Orangevale sits along the American River between Fair Oaks and Folsom, and it's one of the more rural-feeling communities in the area despite being fully within the Sacramento suburbs. Many parcels run a half acre or larger, and it's one of the few nearby communities where horse property and agricultural zoning are common — a real draw for buyers who want land without moving further out of the region.

The housing stock is mostly older, dating from the 1960s through the 1980s, with ranch-style and split-level homes common. Because it's unincorporated Sacramento County rather than a newer master-planned area, HOAs are far less common here than in Folsom Ranch or West Roseville, though buyers on larger or older parcels should ask about septic and well water where municipal service doesn't reach.

Access to the American River Parkway and Folsom Lake, plus a shorter commute into Folsom or central Sacramento than more far-flung suburbs, keeps demand steady among buyers prioritizing space over new construction.
